New Build Apartment in Valencia: Complete Handover & Setup Guide for Off-Plan Buyers

Completion day is approaching on your Valencia off-plan purchase. Here's everything you need to know about the handover, snag inspection and getting your apartment set up — even from overseas.

The New Build Handover Process in Valencia

When your Valencia new build is ready, the developer will notify you of the handover date. Here's what typically happens:

Completion Notification — Developer sends escritura (title deed) signing date. Usually 2–4 weeks notice. Requires NIE and Spanish bank account.

Notary Signing — Sign the escritura at a Spanish notary. Can be done via power of attorney (POA) if you're not in Spain.

Keys Handover — Usually same day as notary signing. Developer or their agent hands over the keys to you or your representative.

Snag Inspection — Walk through the apartment and note all defects. You have a legally defined period to report snags to the developer.

Utilities Transfer — Electricity, water and gas must be registered in your name. Requires NIE, address and Spanish bank account.

Common New Build Snags in Valencia

New builds in Spain — even premium ones — regularly have snag issues. The most common we encounter:

  • Paint defects on walls and ceilings
  • Tiles not level or grout missing in sections
  • Door and window seals incomplete
  • Appliances not connected or tested
  • Electrical sockets or switches not flush
  • Extractor fans or plumbing not functional

How to Set Up Your New Build Remotely

Most of our clients never visit Valencia between the notary signing and their first stay. Using a power of attorney plus Setlix coordination, the full sequence looks like this:

Week 1

Keys collected from developer by Setlix. Snag inspection completed. Utility change-over initiated. Punch list submitted to developer.

Week 1–2

Furniture ordered (we can assist with selection and purchase). Deliveries scheduled to avoid clashes.

Week 2–3

Furniture received, checked and assembled. Appliances connected. Wi-Fi engineer booked and installed. Daily WhatsApp photos sent.

Week 3

Deep clean completed. Final photo and video walkthrough sent to you. Apartment ready for your arrival or for tenants/guests.
